The Manoir de Trouville - An Exceptional Property

A real estate developer entrusted us with an out-of-the-ordinary project: bringing the Manoir de Trouville back to life in 3D before its renovation was even finished. A furnished model faithful to the existing architecture, and a cinematic teaser video — the story behind a collaboration built around an exceptional piece of heritage.

Key Takeaways

  • A furnished 3D model and a teaser video make it possible to market a property before construction is finished — a valuable lever for off-plan sales and heritage renovations.
  • The Manoir de Trouville (Manoir des Creuniers), in Hennequeville, has a notable history: Spain's King Alfonso XIII once stayed there, near a path dear to Marcel Proust.
  • This kind of custom production — a bespoke 3D model and teaser video — is available to developers and agencies through the Inoveo3D Turnkey Pack.

An exceptional manor entrusted to Inoveo3D

Some projects step outside the usual framework. That's the case with the one a real estate developer entrusted us with for the Manoir de Trouville: bringing a property still under full renovation to life through computer-generated imagery, so its future owners could picture it well before the construction work was finished. The challenge is the same as for any off-plan sale or heritage renovation program: how do you convey the soul of a place and the quality of a future renovation when the work isn't done yet? Our answer took the shape of two deliverables: a furnished 3D model faithful to the existing architecture, and a cinematic teaser video designed to support the marketing of the program.

The Manoir de Trouville, a history spanning the Belle Époque

Before becoming a real estate project, the Manoir de Trouville — also known as the Manoir des Creuniers — stands as a witness to Normandy's heritage. Built in the early 1900s on the heights of the former town of Hennequeville, it overlooks the cliff with an open view of the Seine estuary, just minutes from Deauville. Its silhouette, typical of the grand neo-Norman villas of the Belle Époque, made its mark in its time — enough to host distinguished guests: Spain's King Alfonso XIII once stayed there. The manor also sits close to the Chemin des Creuniers, a clifftop walk dear to Marcel Proust. A century later, this heritage site is entering a new chapter: a large-scale renovation program is turning the manor and its outbuildings into apartments, from studios to three-bedroom units, while preserving the architectural character of the original building.
Bringing a place steeped in history back to life while preparing its future — that's exactly the spirit in which we approached this project.

A 3D model faithful to the existing architecture

The first deliverable of this collaboration: a furnished 3D model recreating the entire manor, seen from above, gardens and outbuildings included. This format, popularized by high-end virtual tours, makes it possible to grasp the layout of every room, the flow between spaces, and how the property sits within its grounds — all at a glance. For a renovation program of this scale, this kind of model is a valuable tool: it gives future buyers an immediate read of the volumes, far more compelling than a technical floor plan, even before the work is finished.

A furnished render, down to the smallest detail

Beyond the overall view, every room was rendered and textured with great care to convey the atmosphere and the level of finish promised once the work is complete. Contemporary furniture, natural light, an open view of the surrounding greenery: the goal is to convey a feeling, not just a floor plan. It's this level of detail that lets a buyer truly picture themselves in their future home, even while the property is still under construction.

A teaser video to bring the project to life before the work is done

The second deliverable of this collaboration is a teaser video, created to support the program's marketing campaign. In a few immersive shots, it brings the manor back to life as it will look once renovated, both outside and in. This video format is particularly well suited to pre-sale campaigns and social media distribution: it captures attention within seconds and tells the story and potential of an exceptional property far better than a plain listing ever could.

This kind of custom project is what our Turnkey Pack is for

The Manoir de Trouville is a good illustration of the kind of collaboration we run with developers and real estate professionals carrying an ambitious project: a custom 3D model, a cinematic teaser video, dedicated support on heritage renovation programs or off-plan sales. This kind of tailor-made service is part of our Inoveo3D Turnkey Pack. If you're leading a real estate project that deserves this level of attention, that page is where it all starts.
