Behind every property sale or rental today lies a set of diagnostics that have become unavoidable. But beyond their mandatory nature, these tools represent a critical source of intelligence for every player in the market.
The main diagnostics and their purpose:
-
DPE (Diagnostic de Performance Énergétique — Energy Performance Certificate): mandatory since the French Climate and Resilience Act, it rates properties from A to G and now governs rental eligibility. G-rated properties have been banned from the rental market since 2025; F-rated properties will follow in 2028.
-
Energy audit: required for F- or G-rated properties being sold, it goes further than the DPE by providing costed, prioritized renovation scenarios.
-
DTG (Diagnostic Technique Global — Global Technical Diagnosis): conducted at the condominium level, it assesses the overall condition of the building, required works, and collective energy performance.
-
PPT (Plan Pluriannuel de Travaux — Multi-Year Works Plan): derived from the DTG, it schedules necessary works over a 10-year horizon — mandatory for condominiums over 15 years old since 2023.
-
Pre-renovation and pre-demolition diagnostics: asbestos, lead, termites… essential for ensuring worksite safety and protecting occupants.
Far from being simple formalities, these diagnostics now serve as a genuine compass — helping to anticipate a property's value, guide purchasing decisions, and support the compliance of the French housing stock with environmental requirements.
Regulations evolve fast. The diagnostician translates them into real-world action.
